AIRA : Property Management Pt 2

AIRA Residence is Selangor Properties’ next exemplar of luxury living. This two-tower development is conveniently and prestigiously situated at the top of Jalan Batai in the coveted lands of Damansara Heights. Tower A, with 105 units, and Tower B, with a total of 64 units, command spectacular views of the Kuala Lumpur City Centre, Mont Kiara and Petaling Jaya. Behind this masterpiece is the property management team led by Mr Aravindashan Sekaran, or fondly known as Aravin.

Given the targeted and exclusive nature of AIRA Residence, Aravin will be heading a property management team of 5 to manage all 169 units including the entire façade and social spaces. Their emphasis would be on resident communication as a whole with a high priority towards security, cleanliness, and landscape. The roles within the team would include a building manager, chargeman, building executive and several other technicians. The building manager would be overseeing the entire process and team management, whereas the chargeman would be looking after the mechanical and electrical (M&E) side of things along with a technician. The building executive will then assist the building manager in managing paperwork and vendors.

A typical day would start in the wee hours of the morning with the building executive taking charge of the technicians to do a morning run on all the elements in the building. The first task is to make sure that the security side of the building is functioning, and the guards are all in place. The second would be to check on the cleaning and to make sure all facilities are running in good condition. Thirdly is to make sure all the private lifts are operational. Lastly is to make sure the rubbish is collected. The team’s daily duties would be to liaise with contractors to ensure the building’s facilities and cleanliness are well maintained and also to plan strategies on how to improvise communications and upkeep for the well-being of the residents.
